Completely renovated 16th-century priory near Falaise.

Through a gate supported by two stone pillars adorned with their fire pots, you enter a luminous gravel courtyard. The square shape of the perpendicular Caen stone dwelling, the barn and the common adjoining the gate can be appreciated. Surrounded by a garden planted with trees and meadows, this elegantly preserved residence boasts beautifully renovated spaces.
While many traces of its Renaissance period can be seen (a scallop shell at the corner of the building), the perpendicular wing of the dwelling was added according to the rules of the art, and is now an integral part of the ensemble.
Enter through the entrance door of the newly-built dwelling:

The entrance to the new dwelling. A beautiful oak door, elegantly molded in the Louis XV style and illuminated by a transom, leads into the dwelling. A vestibule of black and white stone tiles opens onto one of the manor’s staircases.
A double door leads to the large library room. The light oak parquet floor and four windows highlight the bookcases and Caen stone fireplace.
Toilets.
A corridor leads to the dining room, opened by a double bevelled door.

Adjoining is a small but fully fitted kitchen (6 sqm), lit by a large window on a tiled floor.
Also open to the dining room is a small study (approximately 4sqm).

Through glass doors, we enter the former 16th-century dwelling.

The central entrance hall features large flagstones in Caen stone, illuminated by the checkered door and highlighting the oak beams on the ceilings. The walls are rendered to match the stone lintels of the door and window frames.
A small cellar on a tiled floor.
At the far end, two solid oak doors lead to the spiral staircase of the dwelling, and a large solid door to the magnificent large living room (approximately 40 sqm). Probably once the monks’ refectory, it features a monumental Renaissance fireplace on a black-and-white cabochon floor and is lit by two mullioned windows. A high French ceiling adds a pleasant dimension to the room.

A large room for a family kitchen conversion project (approximately 26 sqm) The room is in rough condition on a concrete floor under a bare roof frame.

First floor:

The first floor is accessed via a superb original spiral staircase, the steps of which are supported by remarkably well-crafted projections, a sure sign of the priory’s wealth.
A small laundry room, formerly the monks’ cell (8 sqm).
A small bedroom 1 with beamed ceiling and window.

Up the straight stone staircase of the newer part, a long corridor with parquet flooring leads to:
A pretty pale-yellow bedroom 2 with two mullioned windows and parquet flooring (approximately 10 sqm).

A blue bedroom 4 with the same features (approximately 10 sqm)

A large bedroom 5, a master suite (approximately 35 sqm) with through-lighting, adjoining bathroom, dressing room and storage room.

A concrete staircase leads up to the attic, which is in perfect condition and lit by the four dormer windows with arched stone lintels that stand out remarkably on the new roof. The entire surface could be converted.

Two basement levels:
On the spiral staircase side, two small storage rooms. A space for the heat pump and oil-fired boiler (approximately 8 sqm) and a large 40 sqm cellar under the living room of the former dwelling.
To the left of the straight staircase, a door leads to the cellar, with a large technical room (approximately 53 sqm) and a vast wine cellar (approximately 35 sqm).
This superb house, which shows nothing of its extensions thanks to the very fine quality of the materials used, today provides plenty of living space and additional design possibilities in luminous comfort.

EXTERIORS:

The garden around the house has been designed with respect for the house’s history, embellished with flowering trees. Camellias, Rhododendrons, Gunneras and others, as well as a vegetable garden and an orchard of fruit trees can be used to harvest the summer days. A terrace has been laid out to enjoy the view of the green spaces. The approximately 5.3 ha of land has been used to develop well-protected amenity areas and large bucolic spaces.
